Suburbs Where Buying Is Now Cheaper Than Renting
Monthly ownership costs in several Kansas City metro suburbs have dropped below average rents amid steady inventory gains this summer.

In Overland Park and Lee’s Summit, the monthly cost of owning a median-priced single-family home now runs $120 to $180 below the typical rent for a comparable three-bedroom property as of July 2026.
Local real-estate agents point to a 14 percent rise in listings since March and mortgage rates that have held near 6.4 percent since April, factors that have trimmed principal-and-interest payments enough to flip the long-standing rent-versus-buy math in several Johnson and Jackson County suburbs.
Overland Park and Shawnee listings
At the corner of 91st Street and Metcalf Avenue in Overland Park, three-bedroom homes listed between $285,000 and $310,000 carry estimated total ownership costs of $1,920 a month once taxes, insurance and a 20 percent down payment are included. That figure sits below the $2,100 average rent reported for similar homes through the Kansas City Regional Association of Realtors multiple-listing service last month.
Just west in Shawnee, properties near the Shawnee Town 1929 museum site show the same pattern, with ownership running roughly $1,850 against rents averaging $2,030, according to data compiled by the Johnson County Housing Department through June.
Numbers behind the shift
The Kansas City Regional Association of Realtors recorded 2,847 active listings across the five-county metro on July 1, up from 2,492 on the same date last year. Median sale price for existing homes stood at $278,400, while the average three-bedroom rent reached $1,980, producing a crossover point where ownership became cheaper in 11 of 18 tracked suburbs.
Buyers who close before the end of August can still lock in current rates and avoid the seasonal uptick in rents that typically begins in September near schools such as Blue Valley North High School and Lee’s Summit West High School.
Prospective buyers should run their own numbers with a local lender and compare at least three recent comps on streets such as 127th Street in Overland Park or Chipman Road in Lee’s Summit before making offers.
