First-Time Buyers Win Kansas City Auctions Using Local Grants

First-time home buyers closed on eight houses in Blue Springs and four in Lee's Summit through Jackson County public auctions between May 15 and July 1. Records show these buyers beat investor bids on properties listed between $210,000 and $265,000.

The shift matters now because mortgage rates have held above 6.4 percent since April while inventory in core Kansas City neighborhoods has dropped 18 percent from the same period last year. Auctions give buyers who qualify for down-payment help a chance to move ahead of cash investors who dominate traditional listings.

Local programs in play

The City of Kansas City's First-Time Homebuyer Assistance Program supplied $7,500 grants to four of the winning bidders, while the Jackson County Land Bank partnered with Commerce Bank to pre-approve another six buyers for auction financing. Both programs require participants to attend a three-hour homebuyer class offered monthly at the Kansas City Public Library's Central branch on 14 West 10th Street.

Blue Springs auction winners included a three-bedroom ranch on Southwest 15th Street that sold for $238,000 and a duplex on Northwest Mock Avenue that went for $251,000. In Lee's Summit, buyers took a two-bedroom home on Southeast 4th Street for $219,000 and a fixer-upper on Chipman Road for $244,000.

Price trends and next steps

County auction data released July 8 shows the median sale price for first-time buyer wins in these suburbs reached $242,000 in the second quarter, $28,000 below the overall Jackson County median. That gap has widened since January 2025 when the difference was only $9,000.

Prospective buyers should register for the next Jackson County auction on August 12 by July 25 and complete the required counseling session before then. Lenders at Commerce Bank and UMB Bank are scheduling pre-approvals specifically for the August and September sales.
