Raytown Suburbs Post Strongest Median Price Gains Through Mid-2026
Raytown posted the strongest median price gains among Kansas City metro suburbs through mid-2026.
How we reported this

Raytown posted a 14 percent rise in median home prices through June 2026, reaching $238,500, according to figures released by the Kansas City Regional Association of Realtors on July 8.
Buyers priced out of faster-appreciating pockets have turned to this Jackson County community east of the city limits, where values have climbed while nearby markets such as Blue Springs and Lee's Summit recorded single-digit gains over the same six-month stretch.
Revitalization along key corridors
The Raytown Road corridor between 63rd Street and 350 Highway has seen new retail leases signed this spring, including a 12,000-square-foot grocery anchor slated to open in September. The Independence Chamber of Commerce partnered with Raytown officials on a joint marketing campaign launched in March that promotes cross-border commercial sites along the shared boundary.
Those efforts coincide with steady enrollment at Raytown South High School, which added 48 students for the 2025-2026 academic year and now serves 1,210 pupils. Local real estate agents report multiple offers on three-bedroom homes within walking distance of the school, particularly on streets such as Woodson Road and Lane Avenue.
Price data and buyer trends
Raytown closed 312 residential sales from January through June, a 9 percent increase from the first half of 2025. Average days on market fell to 22, compared with 31 days across the broader metro. The Kansas City Regional Association of Realtors data also showed that 68 percent of Raytown buyers this year paid under $250,000, a threshold that has become harder to meet in adjacent communities.
Agents advise checking current listings on the multiple listing service before the next batch of investor purchases closes in August, when several properties near the Truman Sports Complex access roads are scheduled to hit the market.
